Le loyer que les locataires d’un actif non financier loué versent au propriétaire englobe à la fois les coûts engagés par le propriétaire pour fournir le service et les services du capital tirés de l’actif par le propriétaire. En ce qui concerne l’utilisation d’actifs non financiers par le propriétaire, les services du capital figurent implicitement dans l’excédent d’exploitation brute.
